Foundation Repair and recognizing the symptoms of a foundation failure
Texas is notorious for shifting soils and the City of Garland has areas with a high clay content which expands when wet and contracts when dry. Typically you will see signs of a foundation problem by walking around your property. Pay close attention around any doors and windows and look for cracks in the mortar or in extreme case right through the brick. Most foundation problems are due to lack of water during our hot summers. This is very preventable and correctable, to a point depending on the severity, by getting water in the soil around the house or correcting any drainage issues but we always recommend having a professional foundation contractor come out and inspect the property and take measurements of the floor elevations. This will tell you if the foundation has any upward or downward deflection.
